The market for real estate is thriving in Chicago. Houses, apartments, basic condominiums to luxury condos, townhouses and lakefront properties are all available in this buyers market. Bear in mind that to buy a property can be more difficult than it seems at first sight. Especially if it is your first time! When you are considering a property it is important to have an inspection completed. This will assure that you are buying what you were told from the real estate agent or developer.
Real estate inspection in Chicago is completed by a licensed inspector. The sellers will sometimes try to circumvent the property inspection process, aware of potential problems with the building, which would result in a lower selling price. But as the buyer, insist on an inspection as it is of great value. Do not risk purchasing a home that has expensive problems and will result very time and money consuming to solve.
A real estate inspection has to be carried out when buying or selling a property in Chicago. Real estate inspection is done item by item, from the foundation to the roof of the building, and includes careful assessment of things like plumbing, heating, sinks, tubs, wiring and all items that will be passed to the new owner as part of the transaction. The results from the home inspection can significantly change the original price. Each problem provides a negotiating point. In other words, some of the negative results from a home inspection can be used by the buyer as a justification for offering a lower price. Mainly because you will have to invest extra money in fixing all these things and that extra money can be deducted from the original asking price.
The inspection is usually done using a checklist. If the buyer is familiar enough with the process, he can make the home inspection on his own. But the money spent hiring a professional can turn out to be a great investment as the professionals are more apt to spot some problems that you wouldn’t see. They know what to look for and more certainly they will find problems if there are any.
The best thing to do if you are buying a house or property is to contact the local Better Business Bureau for a list of respected inspectors in the Chicago area. A local inspector will be familiar with local codes and will be able to guide you through this portion of the home buying process.
