Real Estate Inspections In The Chicago Suburbs

To buy a property involves a lot of things to be done before and during the process. One of those is the inspection of the house you are interested in acquiring. As in any part of the United States, when buying real estate in the Chicago suburbs you will need a home inspection. The intention of a home inspection is to notify the buyer of the current condition of the home. The contract of purchase the buyer and seller signed is reliant upon this inspection. A buyer can opt out of the contract, ask the owner for a price cut, or ask for repairs to be completed if the inspector finds a problem.

Quality companies are located throughout the Chicago area and most do inspections in the Chicago suburbs. When you are choosing a company to do your inspection you should not base your decision on a low bid from the inspector. Have you heard the adage; “you get what you pay for”? Well, it certainly applies here. You will want an inspector who is certified, trained, and has a good reputation as well as a long list of happy customers and excellent track record. The continuing education needed by inspectors does not come cheap and this cost is sometimes reflected in the bid. But do not balk at paying more for a person who is trained!


You will want to look for three things when considering inspectors. Training, certification, and continuing education are all essential job qualifications. An inspector is required to have completed a certain amount of training hours to be eligible for certification by the state. To keep his certification the inspector must take continuing education classes. If your inspector does not fit these requirements you should look elsewhere.

You will also want to determine if your inspector has insurance. Called E and O insurance, this will cover the inspector’s mistakes. If he does not notice something and report on it, and problems arise after the contract has been signed you can sue for damages and they will be covered by his insurance. Reputable inspectors are covered by insurance and this fact will certainly give you peace of mind.

When having real estate inspected in the Chicago suburbs you will face the same problems of people in other areas. Be aware of these problems and do your research so you will not have a huge disappointment later.
